Payment plans directly with the developer: how to read them

How to read a developer payment plan line by line, using the Salsabeel Golf View Residence (15/10/75 over 96 months) and Azora Tower (10/10/80 over 96 months) plans: down payment, handover payment, monthly instalments, total and the questions to ask.

A developer payment plan looks simple, three percentages and a number of months, but the details decide what you actually pay and when. This article reads the two Salsabeel plans line by line so you can do the same with any sheet put in front of you. Figures are from the developer sheets dated in the text.

The two plans, as printed

Salsabeel Golf View Residence, Al Zorah (sheet of 20 October 2026): 15% at booking, 10% on handover, the balance in monthly instalments for up to 8 years, paid directly to the developer with no bank. Handover Q1 2027. Entry studio AED 594,784 (449 sq ft), instalments from about AED 4,646 a month.

Azora Tower, Al Alia (availability sheet of 14 September 2026): 10% at booking, 10% on handover, 80% over 96 months, directly with the developer, no banks. Handover Q2 2028. Entry studio AED 398,039, monthly instalment from about AED 3,296.

Line 1: the down payment

The first percentage is paid when you book and sign. Fifteen per cent of AED 594,784 is AED 89,218; ten per cent of AED 398,039 is AED 39,804. The sheet’s booking column may also show a small administrative amount, so the exact first payment is the figure printed on the sheet, not your own percentage calculation. Ask for the sheet line for your unit and pay that.

Line 2: the handover payment

Both plans ask for 10% when the unit is handed over: Q1 2027 for Salsabeel Golf View Residence and Q2 2028 for Azora Tower. This is the payment buyers most often forget to set aside, because it falls one to two years after booking. Put it in your calendar at the handover quarter stated in your contract.

Line 3: the monthly instalments

The remaining share is divided into monthly instalments. On both current plans the schedule runs 96 months (8 years), and the instalments continue after handover, so part of the price is paid while you already live in or let the apartment.

Read the monthly figure from the sheet rather than dividing in your head: the developer computes it from the exact amounts in its columns. For the Azora entry studio the sheet shows about AED 3,296 a month; for the Salsabeel Golf View Residence entry studio about AED 4,646. The Evaluate your unit page reproduces the sheet’s down payment, handover payment and monthly instalment for every listed unit, and adds them up so you can check the total against the price.

Line 4: the total

Add the down payment, the handover payment and all monthly instalments. On the Salsabeel sheets this total matches the listed price, because the plan is a split of the price, not a loan with a separate interest line. If a sheet from any developer gives a total above the listed price, ask what the difference is.

“Directly with the developer, no banks”: what it changes

Both Salsabeel plans are paid to the developer, not to a bank. For the buyer this means:

  • no mortgage application, valuation fee or arrangement fee;
  • eligibility is a matter between you and the developer, not a bank’s income rules;
  • your obligations are in the sale agreement, so the payment schedule and the clauses on late or missed instalments are the parts to read twice.

Both projects also have an escrow account, into which project payments are made. See What is an escrow account and why it matters for how that works.

Six questions to ask about any plan

  1. Is the monthly figure on the sheet exact for my unit, including any administrative amount at booking?
  2. What is the handover quarter in the contract, and does the 10% fall due on handover or on a fixed date?
  3. How many instalments fall after handover?
  4. Does the total of all payments equal the listed price?
  5. Can I pay faster, and is that written into the agreement?
  6. Which fees are outside the plan? The Department of Land and Real Estate Regulation lists the registration fee at 2% of the value for UAE and GCC nationals and 3% for foreign residents, plus a title-deed fee; see registration fees and buying costs.

A note on rounding

Advertisements round for readability: you may see “from AED 595,000” and “AED 4,650 a month” for Salsabeel Golf View Residence. The sheet, the website and your contract use the exact figures: AED 594,784 and about AED 4,646. When a rounded and an exact figure differ, the sheet wins.

Next step

The sheets for both projects are public. Message the sales team on WhatsApp with the unit type you have in mind and they will send the plan for the specific units available, or start from the Evaluate your unit page to see the schedule for any listed unit now.

Frequently asked questions

What does 10/10/80 over 96 months mean?

It is the Azora Tower plan: 10% of the price at booking, 10% on handover (Q2 2028) and the remaining 80% in 96 equal monthly instalments, paid directly to the developer with no bank. On the entry studio of AED 398,039 the sheet puts the monthly instalment at about AED 3,296.

Does a longer plan change the price?

On the Salsabeel sheets the price of a unit is one figure and the plan splits that figure over time; there is no separate interest line, because no bank is involved. Always compare the total of all payments on the sheet with the listed price, which the Evaluate your unit page does for you.

What happens if I want to pay faster?

The sheet shows the standard schedule. Whether you can shorten it, and on what terms, is a contract matter, so ask the sales team before booking and make sure the answer is written into the agreement rather than agreed verbally.

Prices and payment plans come from the developer sheets on the dates stated and are subject to change and to the sales documents. This article is general information, not investment or legal advice.
