Buyers often ask whether they should stretch for Al Zorah or get more space for the same money a few kilometres inland. The honest answer needs numbers, so this article puts the published asking prices for Al Zorah, Al Alia’s neighbourhood and Ajman overall next to Salsabeel’s developer prices. Every figure is dated and sourced; none is a forecast.
The reference numbers (asking prices, October 2026)
Bayut publishes a property market index built from asking prices on its listings. Read on 31 October 2026, it showed:
| Indicator | AED per sq ft | Source |
|---|---|---|
| Al Zorah, off-plan properties, 1-bedroom | 1,423 | Bayut index, Al Zorah off-plan |
| Al Zorah, all properties, 1-bedroom | 1,350 | Bayut index, Al Zorah |
| Al Zorah, 1-bedroom, 12 months earlier | 1,307 | Bayut index, Al Zorah 1-bedroom apartments |
| Ajman, all properties, 1-bedroom | 541 | Bayut index, Ajman |
| Al Amerah, apartments, 1-bedroom | 493 | Bayut index, Al Amerah |
Two cautions. These are averages of what sellers ask, not what buyers paid, and listing areas are measured inconsistently. Bayut does not publish a separate index page for Al Alia, where Azora Tower stands, so the nearest published figures are Ajman overall and the neighbouring Al Amerah.
Salsabeel’s prices against that backdrop
From the developer sheets:
- Salsabeel Golf View Residence, Al Zorah (sheet of 20 October 2026): studios from AED 594,784 for 449 sq ft. The lowest price per square foot on the sheet is a 756 sq ft studio at about AED 938 per sq ft, the basis of the project’s approved claim: lowest price per sq ft in Al Zorah. Instalments from about AED 4,646 a month, up to 8 years, directly with the developer.
- Azora Tower, Al Alia (availability sheet of 14 September 2026): studios from AED 398,039, 1-bedroom from AED 657,161, 2-bedroom from AED 1,022,296, 3-bedroom from AED 1,426,824. Plan: 10% down, 10% on handover, 80% over 96 months, directly with the developer.
So an off-plan buyer in Al Zorah is looking at an area average around AED 1,400 per sq ft on Bayut, while the Salsabeel Golf View Residence entry layout sits well under AED 1,000 per sq ft. Azora Tower is in a different market: Al Alia prices are closer to the Ajman-wide average than to Al Zorah.
What a fixed budget buys
Around AED 400,000. This is Azora Tower territory: studios from AED 398,039 in a 28-floor tower in Al Alia, handover Q2 2028. In Al Zorah, Bayut’s averages put a 1-bedroom well above this figure.
Around AED 600,000. Here the choice opens up. In Al Zorah, a Salsabeel Golf View Residence studio from AED 594,784 inside the nature reserve, handover Q1 2027. In Al Alia, the same money sits between an Azora studio and an Azora 1-bedroom (from AED 657,161), so a 1-bedroom needs a little more.
Around AED 1,000,000. In Al Alia this reaches an Azora Tower 2-bedroom (from AED 1,022,296). In Al Zorah, Salsabeel Golf View Residence 1-bedroom units are listed on the sheet above the studio tier; ask the sales team for the current 1- and 2-bedroom prices, or compare any listed unit’s price per sq ft on the Evaluate your unit page.
Beyond price per square foot
The two areas offer different things, and that is the real comparison:
- Al Zorah is a nature reserve setting: mangroves, flamingos and birdlife, golf and lakes. Salsabeel Golf View Residence is two buildings of ground plus 8 floors; some units have a partial or corner view of the golf course. The project has an escrow account.
- Al Alia is a city neighbourhood. Azora Tower is a high-rise with shops at the base, 28 floors, and a wider range of unit sizes up to 3-bedroom. The project also has an escrow account.
Both projects are freehold for all nationalities and sold directly by the developer under Enjaz, Lootah Group.
How to use these numbers
- Decide the monthly instalment you can carry, not just the headline price. Both plans run 96 months after the down payment.
- Compare per-square-foot figures only between like units (a studio against studios), and remember the Bayut averages include ready and resale stock.
- Add the registration fee listed by the Department of Land and Real Estate Regulation (2% for UAE and GCC nationals, 3% for foreign residents, plus the title-deed fee).
- Ask for the current sheet; prices in this article carry their sheet dates and change when a new sheet is issued.
We do not compare with other emirates in this article and we do not quote rental yields; neither is part of the facts we publish.
For the live sheet of either project, message the sales team on WhatsApp and tell them your budget as a monthly figure.
