How to buy an apartment in Ajman, step by step

A practical walkthrough of buying a ready or off-plan apartment in Ajman: budget, choosing the project, the booking form, the payment plan, registration with the Department of Land and Real Estate Regulation, and handover.

Buying an apartment in Ajman is a short, well-defined process when you know the order of the steps. This guide follows a buyer from the first budget conversation to the day the keys are handed over, using the two Salsabeel projects selling now as worked examples. Every figure comes from the developer’s own price sheets, dated in the text.

1. Set the budget as a monthly figure, not just a price

Most buyers in Ajman pay the developer in instalments rather than with a mortgage, so the useful number is the monthly amount you can carry for several years, plus the cash you can put down at booking.

Two reference points from the developer sheets:

  • Salsabeel Golf View Residence (Al Zorah): studios from AED 594,784 (449 sq ft), instalments from about AED 4,646 a month for up to 8 years, paid directly to the developer (sheet of 20 October 2026).
  • Azora Tower (Al Alia): studios from AED 398,039, 1-bedroom from AED 657,161, 2-bedroom from AED 1,022,296 and 3-bedroom from AED 1,426,824; the studio instalment starts at about AED 3,296 a month (availability sheet of 14 September 2026).

Add the registration fee to the cash you will need: the Ajman Department of Land and Real Estate Regulation lists 2% of the value for UAE and GCC nationals and 3% for foreign residents on its sale-registration service page, plus the title-deed fee. Our article on registration fees and buying costs goes through the numbers.

2. Choose ready or off-plan

A ready unit is finished; you see the actual apartment, pay the price and register the title. An off-plan unit is bought during construction at the developer’s launch price, with a payment plan that runs through and often after handover.

Both current Salsabeel projects are off-plan: Salsabeel Golf View Residence hands over in Q1 2027 and Azora Tower in Q2 2028. A third building, Enjaz Salsabeel in Al Alia, is under construction with handover planned for Q1 2028; its prices are not released yet.

3. Shortlist by location and unit type

Ask three questions of every project: where is it, what unit types exist, and who is the developer.

Salsabeel Golf View Residence sits inside the Al Zorah Nature Reserve, two buildings of ground plus 8 floors, with studios, 1- and 2-bedroom apartments. Some units have a partial or corner view of the golf course. Azora Tower is a 28-floor tower with shops in Al Alia, offering studios to 3-bedroom apartments. Both are freehold for all nationalities.

For a quick comparison of price per square foot across listed units, use the Evaluate your unit tool on this site; it reads directly from the developer sheets and shows the sources.

4. Ask the right questions before you book

Before signing anything, get written answers on:

  1. The exact unit: number, floor, size basis (net or gross) and view.
  2. The total price and the full payment schedule with dates.
  3. Whether the project has an escrow account (both Salsabeel Golf View Residence and Azora Tower do; see what an escrow account is).
  4. The handover quarter stated in the contract.
  5. Which fees are included and which are paid separately (registration, title deed, service charges after handover).

A developer that sells directly, as Salsabeel does under Enjaz, Lootah Group, answers these from the same documents the price sheet comes from.

5. Book the unit and sign

Booking means paying the first instalment of the plan and signing the sale agreement. On the current Salsabeel sheets the down payment is 15% for Salsabeel Golf View Residence and 10% for Azora Tower, then 10% on handover and the balance in monthly instalments over 96 months. The precise amounts for a chosen unit are printed on the sheet, and the Evaluate your unit page reproduces them.

Keep copies of every receipt. Payments into an escrow-backed project go to the project’s trust account rather than a general company account.

6. Register with the Department of Land and Real Estate Regulation

Sales in Ajman are registered with the emirate’s Department of Land and Real Estate Regulation. The registration fee and the title-deed fee are listed on the department’s service pages, and the buyer pays them at registration. If you are buying from outside the UAE, ask the sales team about the department’s remote registration service so you do not need to travel for this step.

7. Follow the plan to handover

Between booking and handover you pay the monthly instalments on the agreed dates. At handover you pay the handover instalment (10% on both current projects), inspect the unit, receive the keys and continue the post-handover instalments until the plan ends.

A short checklist

  • Monthly budget and booking cash fixed.
  • Unit, size basis and view confirmed in writing.
  • Full payment schedule in the contract.
  • Escrow account confirmed where applicable.
  • Registration fee and title-deed fee budgeted.
  • Handover quarter in the contract.

If you would like the current price sheet for either project, message the sales team on WhatsApp and they will send it with the plan for the unit you choose.

Frequently asked questions

How long does buying an apartment in Ajman take?

For a ready unit, the sale is usually registered within days once the documents and payment are in order. For an off-plan unit, you sign and pay the booking amount first, then follow the payment plan until handover; Salsabeel Golf View Residence is due in Q1 2027 and Azora Tower in Q2 2028.

Do I need a bank to buy from Salsabeel?

Not necessarily. Both Salsabeel Golf View Residence and Azora Tower are sold with payment plans directly with the developer, with no bank involved: instalments run for up to 8 years after a 10% or 15% down payment, depending on the project.

What is the minimum budget for a Salsabeel apartment?

On the developer sheets of October 2026, Azora Tower studios start at AED 398,039 and Salsabeel Golf View Residence studios at AED 594,784. Instalments start at about AED 3,296 and AED 4,646 a month respectively, exact figures per unit on request.
